Edinburgh's property platform ESPC has revealed the best-performing rental postcodes in the Scottish capital for the third quarter of 2025, highlighting prime areas for buy-to-let investors.
The findings combine rental data from Citylets with ESPC's recent house price analysis to identify locations offering the highest rental yields between July and September.
This highly desirable area continued to deliver strong results due to high demand from professionals. It is prized for its proximity to top restaurants, shops, green spaces, and central business districts.
EH4 attracted tenants to both affluent suburbs like Cramond and Barnton, as well as more affordable neighborhoods such as Drylaw, Pilton, and Drumbrae. The area's excellent transport links and coastal proximity enhance its appeal.
“The rental yields confirm EH3 and EH4 as some of Edinburgh’s most sought-after locations for buy-to-let investors in 2025,” notes ESPC.
Five postcodes were highlighted overall, with EH3 and EH4 standing out for their strong and consistent rental returns in Q3 2025.
